How quickly will HHI buy my property?

Using our in house conveyancing team we are able to complete our purchase of your property in as few as 10 working days. often our vendors do not require us to purchase as quickly as this and completion takes between four and six weeks.

Is Happy Homes on of those big faceless companies where i speak to a different person every time I call?

Happy Homes is run from it’s Head Office in Nottingham but we have team members all over the country. How much will HHI pay for my property?

Before making an offer on any property we will conduct a full market appraisal of your property using several up-to-date online valuation tools including Hometrack (Used by the Royal Institute of Chartered Surveyors). From this you will be fully aware of the market value of your property. Depending on your individual circumstances and the services that you require from us our offer will be based on this market appraisal.

What happens if tenants damage the property or stop paying rent after I have brought it?

We provide a commercial rent guarantee which covers this and protects the investor.

How do I know that I am buying at a fair price?

Unlike buying through an estate agent, there is no haggling or gazumping or doubt when you buy through HHI. Instead you simply pay what an independent RICS surveyor values the property at.

If I buy a house that is valued by a RICS surveyor how can I make a 15% Return On Investment?

Making a return from your Buy to Let is all about sourcing the right value property in an area which generates maximum rent. All of our properties are bought in areas which offer the best value and where the market rental value is at its highest for that type of property. Our Return On Investment (ROI) is the rental figure minus mortgage, management, and insurance costs. Often agents will quote a ‘yield’ figure which does not include these costs.

How much maintenance can I expect?

We conduct a thorough refurbishment of the property and offer a free 3 month guarantee on any works that we have done. This means that maintenance issues are kept to a minimum.
