Unlike buying through an estate agent, there is no haggling or gazumping or doubt when you buy through HHI. Instead you simply pay what an independent RICS surveyor values the property at.
If I buy a house that is valued by a RICS surveyor how can I make a 10% Return On Investment?
Making a return from your Buy to Let is all about sourcing the right value property in an area which generates maximum rent. All of our properties are bought in areas which offer the best value and where the market rental value is at its highest for that type of property. Our Return On Investment (ROI) is the rental figure minus mortgage, management, and insurance costs. Often agents will quote a ‘yield’ figure which does not include these costs.
How do Happy Homes make money?
HHI make money in the traditional way of buying a run down property and renovating it to a high standard. The property then has a higher value. This in turn gives our investor the benefit of buying a fully refurbished property with brand new fixtures and fittings. This means very low or even no maintenance for the first years of ownership.
How much maintenance can I expect?
We conduct a thorough refurbishment of the property and offer a free 3 month guarantee on any works that we have done. This means that maintenance issues are kept to a minimum.
